passive investors. Our investment strategies are straightforward. For our affordable focus, we provide housing in communities where there is
a critical need by partnering with local municipalities. For our market-based focus, we seek properties that can be improved through forced
appreciation. For all of our properties, we seek a positive cash flow from the day one.

Affordable Housing
In many of our markets, there is a crisis in affordable housing for teachers and frontline workers. We acquire multi-family properties that are either currently affordable or can be converted to affordable housing through partnerships with local municipalities. Through various incentives, these programs can be a win for everyone.
Upside Potential
We leverage our nationwide network to find multi-family investments that can be purchased at a significant discount. Once stabilized, cash flow and valuation can be reset at a higher level.
Cash Flow
Market-based projects we undertake must have a positive cash flow with significant upside and value-add potential. Regular distributions are made to investors based on their ownership percentage.
Tax Benefits
As a joint owner, you can share in all the tax benefits of owning real estate.
Permanent equity
Perhaps the most important reason to invest with us is permanent equity. For our investors, we pay a simple rate of return during the value-add phase. Then we will seek to refinance once the property is stabilized and return our investors’ principal while leaving their share of equity in place for long-term wealth generation.
